RULES & REGULATIONS
1. Personal Belongings The property is not responsible for any personal belongings. Guests are requested to take care of their own items, especially helmets. Helmets must be kept in your room for safety and security.
2. Shoes & Items Outside Rooms Shoes and other items should not be placed outside the rooms. If found outside, they will be discarded.
3. Smoking Smoking is prohibited in any areas not designated for smoking. Please use the designated smoking areas provided. A penalty charge will apply if this rule is violated.
4. Prohibited Substances The use of marijuana or any illegal drugs is strictly prohibited. Violation will result in immediate cancellation of your contract, forfeiture of your deposit, and blacklisting by the company.
5. No Drugs The use or possession of any drugs is strictly prohibited on the premises.
6. No Parties Parties or large gatherings are not allowed on the property. Quiet hours should be respected.
7. Noise Levels Please maintain a peaceful and respectful environment by keeping noise levels to a minimum, especially during quiet hours (10:00 PM - 7:00 AM). This includes music, conversations, and the use of appliances that may disturb other residents.
8. Guest Policy Any guests visiting your unit must be registered with the reception upon arrival. Unregistered guests may be asked to leave the premises. Long-term visitors should not exceed the maximum occupancy as stated in the contract.
9. Parking Parking spaces are assigned and must be used only by the registered resident’s vehicle. Any unauthorized vehicles parked in designated spaces will be towed at the owner’s expense.
10. Common Areas Common areas such as hallways, staircases, elevators, swimming pool, and gyms should be kept clean and tidy at all times. Personal belongings must not be left in these shared spaces. Any damage to common areas will be charged to the responsible individual(s).
11. Maintenance Requests All maintenance requests should be submitted to the property management team. Residents are prohibited from making unauthorized alterations or repairs to their units or any common areas.
12. Trash Disposal Residents are required to properly dispose of their trash in designated bins. Trash should not be left outside rooms or in common areas. Any trash found outside the room may be thrown downstairs or discarded by the management. Please ensure your waste is placed in the appropriate bins to maintain cleanliness and avoid penalties.
13. Balcony Use Balconies should be used responsibly. Hanging clothes, storing items, or creating an obstruction on balconies is prohibited. Furniture or any other items must not be placed on the balcony in a way that may block or obstruct access for others.
14. Pets Pets are allowed within the premises with prior approval and a deposit. All pets must be kept on a leash when in public areas and owners are responsible for cleaning up after them. Any disturbance or damage caused by pets will be charged to the resident.
15. Fire Hazards & Safety For the safety of all residents, please ensure there are no fire hazards in your unit or common areas. Fire alarms, fire extinguishers, and exits should not be obstructed. Any tampering with fire safety equipment will result in penalties and potential eviction.
16. Renovations and Repairs Any renovations or major repairs to the unit must be approved by the management. Unauthorized work or any construction activity that affects common areas will not be allowed. Any damages caused during renovations will be the responsibility of the resident.
17. Swimming Pool & Fitness Center The swimming pool and fitness center are available during operating hours. Please follow all posted rules regarding use of these facilities. Proper attire is required when using the swimming pool or fitness center, and these areas should be used respectfully.
18. Security & Access Control Please ensure that doors and windows are properly closed and locked when leaving your unit. Only authorized residents should have access to the building’s entrance. Sharing access keys or allowing unauthorized individuals to enter is strictly prohibited. 19. Balcony & Window Safety Residents are responsible for the safety of children and pets on balconies and near windows. Do not place items or furniture near windows or balcony railings that could pose a risk of falling.
20. Noise and Disturbance from Appliances Be mindful of noise from appliances such as washing machines, air conditioners, or blenders, especially in the early morning or late evening hours. Appliances should be used in a manner that does not disturb the peace of other residents.
